Annual Assessment Notices
The Assessor's Offices mails an annual assessment notice to all property owners the second or third week of February. The notice indicates the taxable value of the property for the next tax year--which begins with the sending of tax bills on July 1. If you do not agree with the value on the notice, you can contact the Assessor and they will assist you in utilitizing the Board of Review process that takes place in March. Final assessment values--that is, after any Board of Review changes--are also available online in late April.

Principal Residence Exemption (PRE)/Homestead Deadlines
A Principal Residence Exemption (PRE) exempts a residence from the tax levied by a local school district for school operating purposes up to 18 mills. To qualify for a PRE, a person must be a Michigan resident who owns and occupies the property as a principal residence. The State of Michigan deadlines to file PRE forms are:

School Operating taxes are collected on December tax bills, so it is very important to submit PRE forms prior to NOVEMBER to receive the exemption.
